We take on full renovation projects across all residential typologies , villas, townhouses, penthouses, and apartments across Dubai's established communities. Projects range from complete gut-refurbishments involving structural changes and new MEP installations, to high-specification cosmetic renovations where layout is retained but everything visible is replaced. Every project is assessed individually; we only proceed when we are confident we can deliver the outcome you need.
Renovation in Dubai requires permits , and the complexity depends on the scope. We identify the required approvals at the outset: fit-out permits, modification permits, master developer NOCs, and Civil Defence approvals where applicable. Because we handle this in-house as your Architect of Record, the permitting process runs in parallel with the design and procurement stages, minimising total project duration.
The renovation scope includes design (full interior design documentation), permitting (all required approvals managed in-house), procurement (FF&E sourcing and custom furniture), and delivery (contractor management and site supervision through to completion certificate). We run the entire process so that you have one accountable point of contact from the day we start to the day you receive your keys.
Full process. We design the renovation, secure the modification permit, procure FF&E, manage the contractor through strip-out and rebuild, and supervise the site through to handover. The client deals with one team from the day they decide to renovate to the day they move back in.
Yes. Many of our clients buy properties with good bones but interiors that belong to a previous decade or someone else's taste. We assess what is worth keeping, redesign what is not, secure the necessary permits, and deliver a complete transformation.
Almost always. Anything affecting walls, services, layout, or external appearance requires a modification permit from the relevant authority. Our AOR team handles that submission as part of the renovation scope, so the client never deals with the authority directly.
We don't pretend it isn't. A full villa renovation typically takes six to twelve months on site, depending on scope. We manage the programme tightly and communicate weekly, so the client always knows where the project is and what comes next.
